This covers the physical build — foundation, framing, MEP, finishes, and everything needed to complete the home. Land, permits, architectural plans, and site work are separate costs that vary by project and location.
Because they vary enormously. A lot in Folsom might cost $150K. The same size lot in Granite Bay can be $800K or more. Permits in El Dorado County can exceed $100K depending on the scope. Separating these costs gives you an honest picture of what construction itself costs — and lets us quote your specific project accurately.
Level 1 builds typically take 12–15 months. Premium builds run 14–18 months. Estate-level projects take 18–24 months. The permitting phase alone — before any ground is broken — typically takes 3–6 months in the Sacramento area. We account for this in your project timeline from day one.

The structure and process are the same across all three — the difference is materials, systems, and finish level.
Yes — but we do everything possible to minimize change orders before breaking ground. During the Specifications phase (step 4 of our process), we document every material, finish, and system choice in writing. Changes after construction starts are possible but will affect both cost and timeline.
